Summary: DLP is looking for a Director of Operations to lead a portfolio of communities and support our explosive growth in a senior role. The right candidate will find success by focusing on employee development, implementing fiscally responsible property management practices, and embracing our strong company culture. You will need to be organized with excellent leadership, communication, and problem solving skills. This position requires a strong background in Property Management with five to ten years experience, preferably in positions with progressively increasing responsibility. What you are great at:

  • Role will report directly to the Vice President of Property Management.
  • Responsible for the overall performance of all assets within the Gulf Coast Portfolio currently consisting of 9 assets totaling over 2,000 units in the states of Alabama, Mississippi, and Louisiana
  • Attend company/industry events
  • Read all required books/articles as assigned by DLP
  • Maintain excellent property performance by meeting effective occupancy, NOI and customer satisfaction goals as assigned by VPs of PM
  • Attend all required meetings and work proactively to provide solutions to improve the performance of the management company
  • Manage the assets in your portfolio to a predefined asset strategy working with the Asset Management Team, VP of Property Management, and Executive Team to ensure that asset performance meets the investment objectives of the company. This will include preparing assets for disposition, refinance, or third-party management.
  • Responsibility of the overall performance of the portfolio will consist of the following function areas:

Performance, Financial Management & Compliance:

  • Budgets: Work with senior management and owners to complete operating budgets, forecasts, and proformas as assigned.
  • KPI Management: Manage daily, weekly, monthly KPI or key performance indicator reporting in an effort to monitor and drive performance for revenue, occupancy, leasing, renewals, rental rates, rent collections, expense control and production of rent ready apartments.
  • Revenue: Work with VP of Leasing and Revenue Management in an effort to maximize revenue by focusing on and managing timely product delivery, driving rental rates, and minimizing bad debt ensuring that you meet or exceed revenue budget expectations.
  • Expense: Responsible for all sites managing operating expenses ensuring compliance with budgeted operating and capital spend.

Team Member Engagement & Development:

  • Team building: Oversee the recruitment, hiring, onboarding, and training of property managers, assistant property managers, leasing agents, and maintenance team for assigned properties.
  • Training: Train, mentor, and coach your teams to ensure that they deliver their personal best every day. Maximize property performance and deliver superior customer service to their customers and prospects.
  • Leadership development: Focus on developing and inspiring your team to be a model of leadership for all of DLP, operations, and your local market place. Develop your teams in creating subject matter experts that are capable of leading and training others in the areas of sales, systems management, customer service, apartment turnover, and other site operations fundamentals.
  • Team Member Succession and Development: Utilize the DLP Leadership Toolbox to develop personal development plans for all team members that allow for growth both within their current roles and eventually in elevated positions where applicable.

Customer Service:

  • Develop strategic customer service initiatives that create value for your customers which results in customer loyalty. Strong customer service programs will drive rental rates and high renewal percentages. This, in turn, drives revenue and reduces turnover cost.
  • Create site-specific customer service strategies that empower and motivate your staff to deliver truly WOW experience.

Leasing & Marketing:

  • Marketing Path: Manage, coach, teach, and drive marketing path fundamentals to ensure your properties comply with DLP marketing path standards. The goal is to be the best operator in our markets so the marketing path is a fundamental building block in our efforts to be the best.
  • Sales driver: Manage the sales applicant pipeline so that your sites are attracting and closing on qualified traffic while reducing vacancy loss.
  • Marketing and advertising: Work with your staff to develop strategic marketing plans in collaboration with VP of Leasing & Revenue Management to ensure your properties meet exceed occupancy and revenue budget expectations.
  • Train, coach, and counsel leasing staff on proper leasing strategies, tactics, and procedures. Evaluate leasing performance of all team members and take corrective action where necessary to ensure all sites meet their leasing targets

What you will achieve in this role:

  • Achieve and Maintain 94% Economic Occupancy Across the Portfolio
  • Maintain 0-30 day delinquency below 2.0%.
  • Maintain +30 day delinquency of below .25%
  • Ensure that 100% of past resident delinquency is in collections
  • Achieve and Maintain a 3 day apartment turnover standard
  • Manage all assets to budget ensuring zero negative variance in above the line expenses
  • Achieve rent growth of at least 5% annually at each asset unless otherwise outlined by approved property budgets.
  • Achieve operational savings of 5% across your portfolio in 2019 as compared to 2018
  • Maintain 95% RPRS (Right People Right Seats) in your portfolio
  • Reach 85% resident online payment participation
  • Attend and contribute productive solutions at all Property Management meetings
