Compensation: $45,000 to $60,000 starting salary + aggressive opportunity to grow

Summary:We are looking for a Asset Manager to drive results in all aspects of asset management including but not limited to management of vendor accounts; contract bidding and administration, insurance management, monthly and quarterly reporting, and property budgeting.. You are responsible for monitoring investment & property performance, create long term management strategies and review all budgets. What you have already accomplished:

  • Candidate must have a strong background in Real Estate Asset Management and/ or Analysis
  • Multi-family experience is required
  • Experience in creating budgets
  • Experience in producing investor reporting
  • Ability to hold property management accountable to achieving key metrics
  • Strong analytical skills
  • Lending / Capital markets experience is preferred
  • Appfolio Experience is preferred
  • Insurance experience is a plus

What you are great at

  • Perform bidding & management of vendor accounts; suppliers; and utility providers.
  • Monitor investment and property performance to preserve & increase value of investments
  • Creating budgets
  • Rent Market Studies
  • Control budget variance reporting and lead monthly cross-function variance meetings
  • Create and update valuation models
  • Assess performance of the assets relative to original underwriting strategies or business plans and industry benchmarks
  • Analysis of revenue; expenses; rental market surveys; granular month by month lease up strategy analysis
  • Collecting & analyzing actionalble data & metrics
  • Debt placement analysis
  • Calculating IRRs; cash flow; multiple partner water flows; etc
  • Preparing cash flow analysis
  • Underwritings assets utilizing company spreadsheets & tools

What You will Achieve in this role:

  • Assist in Completing budgets including jump-off analysis for all properties by the end of Q3 every year
  • Work with CEO & President to ensure on-time and 100% accurate reporting to investors, lenders and executive team
  • Assist in driving achievement of NOI & Key metrics
  • Reduce OpeX by 5% per unit across the portfolio
  • Attend all required meetings and contribute solutions
  • Will work proactively to provide solutions to improve the performance of the management company
  • Moderate travel required
  • Update analysis throughout DD process; debt placement; partnership structure changes; etc.
  • Collaborate w/ acquisition; disposition; and lending teams
