Founder & CEO
Don Wenner is the founder and CEO of DLP Real Estate Capital, a multi-faceted company that leads and inspires the building of wealth and prosperity through the execution of innovative real estate solutions. DLP Real Estate Capital is the parent company to DLP Capital Partners, Direct Lending Partners, DLP Realty, DLP Real Estate Management, Brite Homes, and Alliance Property Transfer. DLP Real Estate Capital is a leader in the single and multi-family real estate sectors of brokerage, investment management, asset management, property management, construction, and private lending. The company generates consistent returns and results for its investors and partners, and gives back through the DLP Positive Returns Foundation, an organization focusing on job creation and affordable housing. Don studied Finance and Marketing at Drexel University. He and his wife, along with their two young sons, reside in St. Augustine, FL near DLP’s southern headquarters and have a second home in the Lehigh Valley, PA, close to the DLP northern headquarters in Bethlehem. Don is active in his local church, is passionate about fitness and health, and reads several books each week. He spends most of his free time with his family enjoying many outdoor activities and discovering new places.
CFO & Partner
Robert has 35 years experience in the commercial, retail and multi-family residential real estate industry as an accounting and finance professional with extensive asset management experience. Robert served for 10 years as the Vice President of Finance and Information Technologies at the Buckeye Companies, the largest full service commercial office building owner, contractor, property management, brokerage and automobile parking group of companies in Beverly Hills, California. He was the Treasurer and Chief Financial Officer for Malibu Bay Company, the largest commercial land owner and retail developer in Malibu, where he also served as the Director of Leasing for 10 years. He has had additional experience with high-end multi-family residential properties and condominium conversion projects. Robert spent 12 years as the General Manager and Chief Financial Officer of Citinational-Buckeye Building Company where he planned and directed the abatement, retro-fit, reconstruction and was successful in achieving the 100% lease-up of a major 25 story high-rise office building in downtown Los Angeles. Robert has a Bachelor of Science degree in Accounting and was named 2017 CFO of the Year by Lehigh Valley Business.
Senior Vice President/Chief Legal Counsel & Partner
Barry brings a wealth of knowledge and expertise to DLP Capital Partners. Barry received his B.A. degree in Letters, Arts and Sciences from Pennsylvania State University and his J.D. Degree from The Dickinson School of Law of the Pennsylvania State University in 2001. Barry is admitted to practice in the Commonwealth of Pennsylvania, the United States District Court for the Eastern District of Pennsylvania and the Third Circuit Court of Appeals. He is a member of the Bucks County Bar Association. Barry has extensive experience in real estate and previously spent 8 years as in-house counsel for a very large regional real estate brokerage. His areas of practice include residential and commercial real estate, landlord representation, litigation, land acquisitions/development/zoning matters, construction and contractor matters, business formations and general business issues. Barry also serves as an expert witness on issues relating to the standard of care of real estate brokers in real estate transactions.
Founder & CEO of Brite Homes
Oren Segev is a serial entrepreneur who has had success launching multiple businesses in a variety of industries.
His extensive experience as a Real Estate Professional has provided him with crucial knowledge in Property Management, Acquisition, Renovations, Retail Dispositions, and Wholesale Dispositions. Oren holds a Bachelor’s
Degree in Business Management with a Minor in Finance and an IT degree from Wilmington University.
Chief of Staff
Jason possesses nearly 20 years of experience in asset management and general operations oversight. Most recently, he served as DLP’s first-ever President of DLP Real Estate Management, leading a period of explosive growth and expansion from a small regional footprint to a portfolio of over 9,000 units in 10 states. Jason earned his Master of Business Administration degree from the Fox School of Business at Temple University with a concentration in Marketing Management. He enjoys playing sports and spending time with his wife Nicole and two children, Ava and Eric.
Chief Experience Officer
Patrick brings nearly 20 years of expertise in customer experience and marketing and is a best-selling author on the subject. He started and grew an internet marketing franchise to be #1 in sales in the United States before he sold it. Patrick went on to work as VP of Marketing with an 8-figure real estate firm. During his five-year tenure, the firm more than tripled its annual revenue and became #1 in its competitive niche market. As Managing Director and Partner of an Atlanta-based marketing agency, he and his team created numerous customer experience and marketing campaigns. This included everything from putting small businesses on the map to creating a marketing strategy for a two-billion-dollar company and running campaigns for programs at Fortune 500 companies. Patrick is a graduate of Georgia Tech in Atlanta, GA with a Bachelor of Science in Management, with coursework focused in Marketing and Entrepreneurship. He completed additional coursework with UCLA Extension and Worcester College at the University of Oxford, United Kingdom. He loves delivering amazing experiences, staying fit, making a difference in the lives of others and creating adventures with his wife and their two sports-loving boys.
President of Realty
Corey built his businesses and career by utilizing his strong relationship and leadership skills. In 2003, Corey entered the real estate investing market full-time after the sale of his IT company and became a sought-after speaker and equity partner throughout the area. From 2007 to 2012, Corey purchased, rehabilitated and rented or sold over 900 single-family or small multi-family assets. In July 2012, he joined Invitation Homes as the Regional President of Central Florida. He has been in leadership roles in several other institutional level businesses, such as B2R Finance, OfferPad, CJ National Title, and Rising Realty.
President of Real Estate Management
Melanie has held executive-level leadership positions in multi-family over the last 15 years. In the past five years alone, she has helped complete more than 40,000 interior renovations and has grown a management company from 9,000 units to more than 50,000 units. Melanie is a Certified Property Manager through the Institute of Real Estate Management, is certified as a Master Trainer and Facilitator by Development Dimensions International, and is
certified as a Senior Professional of Human Resources from the Society of Human Resource Management.
President of Direct Lending Partners
Nate Trunfio has spent his entire career in the lending industry where he’s had experience as a director of operations, top sales producer, sales manager and trainer, credit officer, and is now the President of DLP Direct Lending Partners, a lender offering real estate investment bridge loans in 30 states across the U.S. After graduating with a double major in Business Management and Marketing from Eastern University in 2009, where he was a 4-year letter-winner in lacrosse, Nate joined New Penn Financial. He quickly became a top producer and was promoted to sales manager at the age of 24. From there, he became a director for an alternative business lender, where he doubled the size of the sales team, transitioned the company from paper-based to cloud-based, and helped position them as one of the fastest growing companies in the U.S. In 2017, Nate joined DLP Direct Lending Partners and has helped the company reach exponential growth. His clients include former professional athletes, stock brokers and Fortune 500 executives. Nate and his wife live in the Philadelphia area, where he enjoys being active and playing sports, both competitively and recreationally.
President of Brite Homes
With his national business background and leadership roles, Robert is able to use his vast experience to help integrate and grow DLP to even higher achievement levels. He relentlessly practices the philosophy of constant and never-ending improvement, which continues to help him develop new techniques for leading and motivating an organization. Robert earned a Bachelor of Science degree in Business Management from DePaul University.
Senior Vice President of Construction
Larry has 40 years experience in the construction industry including new construction, developmental, commercial, and home renovations. Larry owned and operated multiple construction companies prior to joining DLP Builders, and has built over 2,000 homes ground up and completed more than $200 million in residential and commercial construction. Larry has studied business and has a Business Administration degree and also is a recipient of the Who’s Who Award for Building & Design. He is married to Jennifer and has five boys.
Senior Vice President of Redevelopment
Frank has acquired 15 years of multi-family experience, with a long record of fiscal responsibility and integrity from some of the largest companies in the field. When adding value and transforming a property, he starts with the idea of “how can we make our residents’ lives better?”. His passion for creating processes that improve DLP’s bottom line,
along with his desire to help team members grow is what makes him a great leader. Frank studied design and business at Ohio University.
SVP of Operations
Matt is goal-driven in all aspects of his life. He finds it extremely important to not only visualize his goals but also, to document them. Matt prides himself on daily and weekly progress towards accomplishing his goals. “I enjoy problem solving; finding solutions that simplify the process and refine the desired results,” Matt says. It’s no surprise that his favorite part of his job is tackling the new tasks and new issues that can surface daily, demanding new problem-solving techniques and new ways of thinking to resolve.
Matt is a West Chester University graduate, enjoys health and fitness, is accountable to his co-workers and leaders, and loves spending time with his wife and children.
SVP of Asset Managment and Property Management Operations
Mary Conlan has a passion for building an excellent quality of life for DLP’s tenants while building a profitable business organization. Her determination and GRIT help her face any obstacle or challenge she may come across throughout the day. With 20 years of experience, Mary has worked in many aspects of the market and enjoys the challenge of effectively running operating and managing both multi-family and single-family communities.
Mary graduatied from University of Texas San Antonio with a Bachelor’s Degree, she also has earned her CPM Designation with IREM. In her free time she enjoys riding her Harley and doing yoga.
SVP of Revenue Acceleration
Amy Barricelli strives to create “raving Residents” and works hard to discover new marketing techniques and software to lease apartments and create great living spaces for her residents. Her passion for marketing and learning has helped her excel in her field as an expert in the convergence of marketing and revenue in multifamily properties. 10 years from now, Amy sees herself being a multifamily industry leader and speaking professionally while continuing to build and expand on DLP Property Management’s goals.
Amy holds a BA from Saint Joseph’s University and a master’s degree from Oxford University and Villanova University. In her free time, Amy enjoys hosting her friends and family at her home, spending time with her husband and four dogs, and supporting her local animal shelters.
SVP of Technology
Scott graduated from the University of Memphis with a B.B.A. degree in Information Technology, Masters of Information Technology from Auburn University, and a Masters Certificate in Business Analytics.
Prior to DLP, he was Vice President of IT at both Ram Realty Advisors and EdR Collegiate Housing, where he led all major IT initiatives and capacity planning for enterprise applications, program development teams, project managers, and business analysts.
Scott has multiple hobbies including golf, boating, wakeboarding and fishing. He also has a 1968 Corvette Convertible that he plays with in his spare time.
SVP of Sales
Scott Meyers is a proven sales leader with more than 18 years of diversified real estate experience. Under his management, his teams in residential property investment, default loan servicing, and private lending have contributed to upwards of 4000 real estate transactions.
Scott holds a degree in Operations and Information Systems Management from Pennsylvania State University.
He lives in Chevy Chase, Maryland, with his wife and three sons.
SVP of Construction & Service Quality
Rick joins DLP as the Senior Vice President of Construction & Service Quality. Having worked with some of the largest companies in the property management industry, Rick brings many years of property management experience with him. His motto of “go build something”, reflects his earnest belief that building the best team results in the best outcomes and the most satisfying careers.
Prior to joining DLP, Rick filled the role of SVP/Chief of Field Operations for Streetlane Homes / Rootstock. He was responsible for all physical aspects of Streetlane Homes’ operations where his main focus was reducing inefficiencies, increasing the use of technology, and improving the quality of work.
Throughout his career Rick has enjoyed developing Maintenance, Construction, CapEx, and Risk Management departments of several national property industry leaders. As an EVP he was one of the original architects of Progress Residential’s platform.
As an alumnus of Northern Michigan University has made industry-focused education a continuing pursuit, earning several certifications and master designations.
VP of PM Operations
Shana’s residential property management experience encompasses over 28 years of demonstrated accomplishments in fee managed and owner-operated multifamily and single-family portfolios. She has extensive experience in acquisitions, new construction, lease-ups, repositioning, renovations, community associations, and stabilized management operations.
Her most recent role had her responsible for single-family rentals located across the US where she skyrocketed revenue, maintenance business improvements, and a centralized management platform. Shana is a Certified Apartment Manager and is actively pursuing candidacy for the Certified Property Manager designation.
VP of Realty
Jonathan has been selling real estate in the Lehigh Valley for over 10 years with 500 plus home sales. Over the years, he has assisted families buy homes, sell homes, and assist investors with acquiring investment assets. He is a certified negotiation expert in the fields of residential sales, investment properties, multi family and land acquisitions. He has a unique skill set in video marketing and social media production. He is currently using his successful background to assist and recruit other top sales professionals to lead in the core mission and values DLP Realty has established. Jonathan is passionate about providing as much value as possible.
VP of Business Development
Brion is the Vice President of Business Development for DLP Interactive Media. He has years of experience in media planning and sales, and is impassioned to provide his clients with sound, unbiased marketing and advertising strategy. Brion leverages local and national celebrity endorsements to give clients instant credibility with their customers through Radio and TV commercials, Outdoor, Direct Mail, Digital, Mobile, and Print advertising. Brion grew up in Center Valley, and received his Bachelor’s degree from Northland International University in education. He is passionate about serving with his church community in South Side Bethlehem, playing golf whenever and wherever possible, and riding motorcycles a bit faster than he should. Brion lives in Northampton with his better half, Carrie, and their two children Reagan and Lincoln.
VP of Finance
Having worked in the real estate field for over 30 years, Maggie has an unshakable passion for this industry.
She also has six years of experience in private equity under her belt. Maggie has a bachelor of science degree in accounting from City University of New York and a master of business administration degree from Cornell University.
SVP of Marketing
Kevin earned his Bachelor’s degree in International Marketing from American University in Washington D.C. Spanning nearly two decades, Kevin has spent his career leading marketing teams for growth-stage brands, as well as agency clients. With experience extending across technology, finance, entertainment, CPG and beyond, he’s spent the past 10 years of his career focusing on the real estate industry. Most recently, Kevin was the VP of Marketing at real estate crowdfunding marketplace, Patch of Land, where he helped the company grow its originations to a billion-dollar business, while providing double-digit returns to thousands of investors. As DLP Real Estate Capital’s VP of Marketing, Kevin helps define the marketing strategy in an effort to efficiently and effectively support the growth of each business unit.
Originally from Upstate New York, he attributes his open-minded approach of marketing strategies to his overseas experience in Tokyo as an adolescent. Kevin is a new resident of Denver, having recently relocated from Los Angeles. He enjoys exploring all that life has to offer with his wife and two young daughters.
Richard earned his Bachelor of Business Administration degree in Accounting from Iona College. Prior to joining DLP Capital Partners, he worked in the mortgage industry. Richard is passionate about building relationships and closing deals, particularly with complex transactions. Aside from work, he enjoys spending time with his wife and four children, volunteering, and exercising.
Larry Hickernell, Jr.
Senior Investor Success Manager
Larry is passionate about helping people create long-term wealth and prosperity through DLP Capital Partners investment and lending opportunities. “DLP provides an incredibly unique and safe way to earn fantastic returns on their investments,” Larry says.
Evan started his career as an analyst with an investment bank, and then moved on to work in the corporate
accounting department of a large privately held family office in New York City for 10 years. Afterward, he spent two years with a consumer lending firm, helping transition and grow the department. Most recently, he was the CFO/Corporate Controller for one of the largest privately held residential loan originators in Eastern Pennsylvania.
Evan earned a bachelors of science degree in accounting from Binghamton University and is a licensed Certified Public Accountant in Pennsylvania and New York.
