As President of Dream Live Prosper Communities, Rob Gayle leads a rapidly expanding multifamily portfolio's strategic growth and operational performance. With over 25 years in the industry, Rob is a champion for building thriving communities and transforming lives through innovative housing solutions.

Previously, Rob served as Vice President of Operations and national Business Development at The RMR Group and as COO and SVP at Preferred Apartment Communities. He co-founded Preferred Residential Management and led the company through an IPO, a $2.5B portfolio expansion, and a decade of top-quartile NOI growth.

Rob’s leadership spans operations, leasing, acquisitions, dispositions, compliance, and marketing strategy. A respected voice in the industry, he serves on executive boards for the Georgia and Atlanta Apartment Associations and is the chair-elect for 2025. Based in Atlanta and St. Augustine, Rob is committed to driving impact through excellence, culture, and collaboration.

As Senior Vice President of Dream Live Prosper Communities, Steve D’Ambrosi leads with a mission to drive operational excellence, elevate resident satisfaction, and support team development across a national portfolio.

Steve previously served as Senior Director at The RMR Group, managing communities throughout the Southeast, Southwest, and Western U.S., where he streamlined operations and led value-add renovations. He also held the role of Vice President of Operations at Preferred Apartment Communities, overseeing over 8,000 units and playing a key role in its acquisition by Blackstone.

His leadership helped launch new technologies, business platforms, and process improvements that strengthened performance portfolio-wide. Steve is passionate about collaborative leadership and building a culture of excellence in every community.

Tim Tackett is a multifamily veteran with over 35 years of experience in maintenance operations and capital project execution. Throughout his career, Tim has led maintenance and capital teams, focusing on delivering quality, safety, and long-term value for residents, investors, and associates.

He holds multiple industry certifications and is instrumental in establishing budgets, leading inspections, reinforcing safety protocols, and overseeing complex repair and renovation initiatives.

Tim is passionate about raising standards for property maintenance and building systems that serve communities with integrity and care. He brings extensive field knowledge and a legacy of service to his leadership role at Dream Live Prosper Communities.

With over 20 years of experience in property management, sales, and real estate operations, John Przyuski brings a broad, results-oriented perspective to Dream Live Prosper Communities. As Director of Real Estate Operations at DLP Capital, John leads a diverse portfolio of multifamily, single-family, commercial, vacation, and student housing assets across multiple states.

John holds a dual bachelor’s degree in management and marketing from DeSales University and a Pennsylvania real estate license from the Schliter/Kratz Institute. His past roles include Regional Manager at FirstService Residential and licensed agent with Century 21. Known for enhancing operational processes and leading high-performing teams, he has a proven track record in asset optimization, financial performance, and successful property dispositions.

Outside work, John volunteers, coaches Southern Lehigh High School football, and is a member of several real estate associations. He brings unmatched versatility and leadership to every initiative he leads.

Joshua Jakubiec is the Director of Marketing and Strategy at Dream Live Prosper Communities, with over a decade of leadership in multifamily marketing and operations. With deep experience across lease-ups, branding, and national strategy, Joshua has held pivotal roles at The Bainbridge Companies, ZRS Management, and Ram Realty Advisors.

His expertise lies in developing high-performing teams, launching innovative marketing strategies, and enhancing digital presence to support lease-up velocity and long-term retention.

Joshua is known for his process-driven approach, attention to detail, and ability to adapt strategy to diverse markets and resident needs. A devoted husband and father, he brings passion and purpose to everything he does, professionally and personally.

Bruce serves as the Director of Commercial Operations for DLP Capital and Dream Live Prosper Communities, overseeing a dynamic team of property managers, facility professionals, and leasing specialists. With over 15 years of experience in commercial real estate, he focuses on maximizing operational performance, tenant satisfaction, and strategic growth across a diverse portfolio of office, retail, and short-term rental spaces. Since joining DLP in 2014, Bruce has been instrumental in expanding the commercial division across multiple markets, leading major tenant buildouts, and cultivating lasting relationships that drive retention and success.

Shane Bartolomeo brings over a decade of hands-on property management experience, focusing on lease-ups, new construction, and successful management transitions. Known for leading system and operational transformations, Shane ensures that each community adapts and thrives in dynamic market conditions. His extensive property renovation experience enhances value and curb appeal, while his strategic insight into acquisitions and dispositions supports asset growth and positioning.

Shane thrives in unique rental markets, using tailored strategies to boost occupancy and revenue. A passionate collaborator and team builder, he leads impactful training programs and fosters a culture of accountability and success. Based in West Virginia, Shane is driven by the belief that great teams build great communities

Riley Salinas is a Regional Property Manager at Dream Live Prosper Communities, overseeing multifamily communities across Florida, Georgia, and the Gulf Coast. With 18 years of industry experience, she brings deep expertise in high-volume lease-ups and new construction.

Riley has worked with third-party operators such as Cushman and Wakefield and owner-managed groups such as Bridge Investment Group and Epoch Residential. Her hands-on leadership style bridges site teams, asset managers, and development groups to ensure each community thrives.

A native of North Florida and graduate of the University of North Florida, Riley is passionate about transforming lives by delivering consistent operational performance and exceptional resident experiences.

Jennifer brings nearly 30 years of multifamily experience to her role as Regional Manager at Dream Live Prosper Communities. From an unexpected start in leasing to building an entire affordable housing division from the ground up, her career reflects deep industry knowledge and a passion for empowering teams. Known for her initiative-driven leadership style, Jennifer focuses on mentoring her teams for long-term success, ensuring they not only understand the “what” but the “why” behind their work. With a strong work ethic shaped by her upbringing and a belief in the power of opportunity, Jennifer leads with heart, experience, and an unwavering commitment to growth.

Stephanie joined DLP in 2024 as an Area Operations Manager, overseeing communities in the Louisiana and Pennsylvania regions. She began her property management career more than 13 years ago in her family’s vacation rental business in Panama City Beach, FL. Originally from Cypress, TX, Stephanie has lived across the United States and has a passion for travel. In her free time, she enjoys hiking with her Cocker Spaniel, Coby, dispersed camping, and rockhounding as an avid mineral collector.

Chris started as a Service Tech in 2022 and was promoted to Service Manager, then to RSM. He enjoys the opportunity to travel to different locations and help out others and share knowledge and make new acquaintances.

Jose Rivera serves as Regional Service Manager for Dream Live Prosper Communities, bringing over 25 years of hands-on experience in residential property management and service operations. In his role, Jose supports on-site maintenance teams across the portfolio, conducting inspections to ensure operational excellence and driving service performance that aligns with DLP's mission of building thriving communities.

Jose holds multiple industry certifications and is known for his commitment to quality, team leadership, and proactive problem-solving. Based remotely, he plays a key role in standardizing maintenance processes, mentoring service teams, and ensuring a high standard of care across all assets.

Ivette brings over 15 years of property management experience, including 9 years specializing in Accounts Receivable at DLP Capital. Known for her precision, problem-solving skills, and dedication to service, she plays a vital role in supporting both residents and internal teams. Her deep industry knowledge and long-standing tenure reflect her commitment to operational excellence and the mission of building thriving communities.

Cheryl brings decades of dedicated service to Dream Live Prosper Communities, where she serves as Portfolio Draw Coordinator. Her journey in property management began in Orlando in 1988 and quickly accelerated following a move to Daytona Beach, where she took on leadership roles across Central Florida.

After DLP Capital acquired her previous company in 2016, Cheryl became a valuable asset across several departments, including property management and the funds team. She is known for her commitment, expertise, and compassion, which she brings to every project.

Beyond her professional contributions, Cheryl is passionate about helping others. She is known for uplifting those around her and making a meaningful impact throughout the organization.

Nick Choi is the Marketing Manager at Dream Live Prosper Communities, bringing close to a decade of multifamily marketing experience to the role. Nick previously held key marketing roles at Preferred Apartment Communities, where he also collaborated closely with LivCor to support strategic marketing efforts across a national portfolio. 

He specializes in digital engagement, brand development, and lease-up execution, with a strong focus on aligning marketing strategies with operational performance. Nick is known for his analytical mindset, creative problem-solving, and ability to drive measurable results in competitive markets.

Gabrielle Barkanic is an Accounts Receivable Specialist at DLP Capital. She focuses on the tenant side of operations, managing ledgers, receivables, and detailed reporting. With a background in account management, customer service, and financial operations, Gabrielle brings a thoughtful, organized approach to her work. She’s passionate about the details that matter and takes pride in supporting residents with care and accuracy. Her cross-industry experience has shaped her ability to adapt, solve problems, and work closely with teams to help DLP deliver on its mission of creating thriving communities.

As the Vacation Rental Specialist, I oversee all of our company’s Airbnb and short-term rental operations across multiple properties and states. From launching each listing to managing day to day operations, I handle everything from guest communication and pricing strategy to leading on site teams and ensuring a seamless guest experience. 

My background is in both real estate and hospitality management, which has given me a strong foundation in both the business and service sides of short term rentals. I’ve worked in residential real estate for several years and also studied and worked in the hospitality and tourism industry, so I approach every property with a deep understanding of what makes both a home and a five star stay. 

I work around the clock because I genuinely love what I do. This role has given me the opportunity to lead with purpose, collaborate closely with a great team, and create systems that drive performance while maintaining the guest experience we’re proud of!

Kate Hunter is the Director of People Operations for Dream Live Prosper Communities and Dream Outdoor Resorts, supporting a team of nearly 300 associates across multiple states. With over a decade of leadership experience at DLP Capital, Kate has built talent systems prioritizing growth, engagement, and operational alignment.

Certified in Predictive Index, she uses data-driven strategies to align people with business needs while enhancing culture and retention. Her leadership spans recruitment, onboarding, development, and performance management, supporting scalable growth and a mission-driven workplace where people thrive.

Sydney Jones is the Area Operations Manager for Dream Live Prosper Communities, with 8 years of multifamily leadership experience and a track record of delivering strong operational outcomes.

Starting her career in leasing, Sydney quickly rose through the ranks to lead teams and oversee daily operations for diverse communities. Her background includes leadership in Maryland, Arizona, and Atlanta, markets where she streamlined processes, improved efficiency, and managed large-scale initiatives.

Known for her goal-oriented mindset and hands-on approach, Sydney is passionate about building thriving teams and providing residents with consistent, quality experiences across every touchpoint.

With over seven years of experience in the multifamily industry, Daniel serves as Regional Service Manager for Dream Live Prosper Communities. Known for a hands-on leadership style, Daniel is passionate about empowering on-site teams, driving operational excellence, and ensuring communities run smoothly and efficiently.
